Can I just paint over a water stain on the ceiling?
Not until the leak is found and stopped. Painting over a stain that is still active only hides it for a while. Look above the stain for a plumbing fixture, worn caulk, roof damage or a clogged gutter. Once the area is dry and the drywall is firm, patch, prime and paint.
How it is usually fixed
- Check directly above the stain: an upstairs bathroom or laundry room, or the attic and roof on a top floor. The leak may not sit exactly over the stain.
- Find out whether it is active. A stain that grows after rain or while water runs upstairs means the leak is still there.
- Press gently on the stain. Firm drywall that does not sag or crumble can often be repaired in place. Soft or sagging drywall needs to be cut out and replaced.
- Look for mold on the joists or the back of any drywall you remove.
- After the source is fixed and everything is dry, patch, seal the stain with a stain-blocking primer, and repaint.
When it is not a handyman job
We repair and repaint the ceiling. Fixing the leak itself is plumbing or roofing work, and we refer it to licensed independent contractors. Dark, fuzzy or recurring stains can point to a bigger moisture problem.
Plumbing, electrical and roofing go to licensed independent contractors.
What we do on a visit
- Check the drywall for soft spots
- Cut out and replace damaged drywall
- Tape, prime and repaint the ceiling
- Refer the leak to a licensed plumber or roofer
Common questions
Who fixes the leak that caused a ceiling stain?
A licensed plumber for pipes and fixtures, or a licensed roofer for a roof leak. Once the source is fixed and dry, a handyman repairs and repaints the ceiling.
How do I know if the ceiling drywall needs replacing?
If it feels soft, sags or crumbles when pressed, it has absorbed too much water and should be replaced. Firm, dry drywall can usually be primed and painted.
How long should I wait before repairing a ceiling stain?
Wait until the leak is fixed and the ceiling is fully dry. A stain that is still damp can return through new paint. Ask the plumber or roofer who fixed the source to confirm it is stopped, then send us photos of the area.
Will stain-blocking primer stop a water stain from coming back?
Only if the leak is gone and the area is dry. A stain-blocking primer seals old marks so they do not bleed through the paint. It does not stop new water. If the stain returns after painting, the moisture source is likely still active.
